Flow

  1. Consultation[free]

    There are no cases where the completed appearance of the building is known from the beginning.
    In our case, we sometimes consult with clients in situations where not only is it not clear what kind of building will be constructed, but also the site, what will be built, and even whether to build at all.
    I think it is important to first have a dialogue, share an understanding, and then make it concrete.
  2. Field survey[free]

    The characteristics of the site are a very important factor in architectural design.
    We actually visit the site and gather the necessary information (in some cases, we may hire a professional surveying company for a fee)
    and use this information as a guide for the architectural design.
  3. Research, planning and design*If the implementation has already been decided, it will be omitted.

    If you find a plot of land you like but aren't sure whether you can build the structure you have in mind, we will make design proposals to help you make that judgment.
  4. Basic Design

    While proposing a rough budget, we will decide on basic details such as the building's floor plan, exterior image, and concept.
    This is a paid service, but since the scale of the building cannot be determined until the basic design is complete, we will enter into a design and supervision contract after the basic design is complete.
    (If the work is suspended midway because the basic design is not completed, we will charge actual costs.)
  5. Detailed design

    Based on the contents agreed upon in the basic design, we will create the drawings necessary for the actual construction.
    We will request an estimate from the construction company based on the detailed design drawings, and the estimated amount submitted by the construction company will be the actual construction cost (*).

    In addition, we will simultaneously apply for various permits and licenses required for construction (development permit applications, building confirmation applications, etc.).
  6. Construction supervision work

    This job involves checking whether construction is being carried out according to the drawings.
    You will check and approve the construction drawings prepared by the construction company, check dimensions on-site, and attend inspections by various government agencies.

Budget

Since the volume of work varies depending on the content and scale of the building and the construction costs, we provide estimates for each project.
Until the basic design is completed, we estimate the design and supervision fees as a percentage of the construction cost(*) in the rough budget,
and provide a formal estimate before signing a contract, which you then sign upon agreement.
